Expert Water Safety Management Advice For Managing Agents of Student Properties

Christmas Break

Christmas 2022 flew by just like the rest of 2022 and is now but a distant memory. No more lounging around carefree enjoying your favorite foods whilst watching tv and sipping coffee without a care in the world.

If you’re an owner or manager of student buildings or accommodations. I know you are probably still traumatized from the first term. You’re probably still bewildered by the amount of junk they collect after nights out, like traffic cones and road signs. But it’s back to work managing student buildings for you. After all, it’s not that long until Easter right?

New Year same issues

But even though the year has changed, some things will never change, and no I don’t mean the rubbish piled in the communal kitchen and the numerous calls about broken lifts or clogged toilets. I’m talking about health and safety.

Yes, I know what you’re thinking, can’t I just return to sipping coffee carefree? Like it or not health and safety are everyone’s responsibility and it’s here to stay.

As things slowly get back to normal and students move back to their university accommodation after what has felt like months not weeks. I know they won’t even consider health and safety.

But one thing is for certain we have more focus now post-pandemic than ever on keeping well, and it’s what keeps us healthy and safe, not only whilst in university accommodation, but in every aspect of our lives.

Prior to the students coming back have you considered Legionella?

Yes, that’s great you’re thinking like a health and safety company and upholding your duty of care for your occupants. Showing you do more than just tick boxes.

No…well you should, because maintaining good water hygiene management reduces the risks of Legionella outbreaks that can be fatal.

Who knew water could pose such a threat?

University accommodation left unoccupied or with reduced occupancy can be a potential breeding ground for legionella.

If a building was closed or has reduced occupancy during the Christmas break, water system stagnation can occur due to lack of use. This increases the risks of Legionnaires’ disease.

What is Legionella?

Legionella is the bacteria that causes Legionnaires’ disease (and other diseases), a potentially fatal form of pneumonia (lung infection). Legionella bacteria is spread by breathing in small droplets of water in the air where legionella bacteria is present.

The growth of bacteria in water systems is common and legionella bacteria under specific conditions can proliferate in the built environment.

Water is a fundamental part of life and life would be impossible without it. So we must be water aware and out of sight must never be out of mind.

So what can you do?

Ligtas are pleased to be able to offer a legionella awareness course which can be completed online in only a few hours.

Or you can spend a little time watching our Legionella webinar to increase your awareness because it’s better to be informed and prepared.
